SUMMARY 

Maintains and conducts minor installation and repair on machinery, equipment, physical structures, and pipe

and electrical systems in residential, commercial or industrial establishments by performing the following duties.

 

ESSENTIAL DUTIES AND RESPONSIBILITIES include the following. Other duties may be assigned at the discretion of the supervisor.

 

1.    Visually inspects for cleanliness and curb appeal.  Removes trash and debris from common areas.

2.             Listens for unusual sounds from machines or equipment to detect malfunction and discusses machine operation variations with supervisors. 

3.       Cleans parts of machinery. 

4.       Mows, edges, trims, weeds property grounds. 

5.       Cleans vacant apartments for market rentals. 

6.       Paints, maintains, and cleans physical structure of establishment: flooring, tile, wall, ceilings,   fixtures, appliances; and operates appropriate machinery for the repair and/or cleaning of same. 

7.   Remove snow and ice, and operate snow blower. 

QUALIFICATIONS:           To perform this job successfully, an individual must be able to perform each essential duty satisfactorily.  The requirements listed below are representative of the knowledge, skill, and/or ability required. 

A.  EDUCATION and/or EXPERIENCE: High school diploma or general education degree (GED); six-12  months related experience and/or training; or equivalent combination of education and experience.

B.            CRIMINAL BACKGROUND: Local, state, and federal Background Criminal Investigations (BCI checks) must validate no history of criminal activity. 

C.      LANGUAGE SKILLS: English / Ability to read and comprehend simple instructions, short correspondence, and memos.  Ability to write simple correspondence.  Ability to effectively present information in one-on-one and small group situations to customers, clients, and other employees of the organization. 

D.      MATHEMATICAL SKILLS: Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals.  Ability to read and measure percentages. 

E.      REASONING ABILITY: Ability to apply common sense understanding to carry out instructions furnished in written, verbal, or diagram form. 

F.      CERTIFICATES, LICENSES, REGISTRATIONS: reliable transportation, valid RI driver's license and valid certificate of insurance. 

G.            PHYSICAL DEMANDS: The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. 

H.      While performing the duties of this job, the employee is regularly required to use hands to finger, handle or feel; reach with hands and arms; climb or balance; stoop, kneel, crouch, or crawl; and talk or hear.  The employee frequently is required to stand and walk.  The employee is occasionally required to sit.  The employee must regularly lift and/or move up to 10 pounds, frequently lift and/or move up to 25 pounds, and occasionally lift and/or move more than 100 pounds.  Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception, and ability to adjust focus. 

I.       WORK ENVIRONMENT: The work environment characteristics described here are representative of those an employee encounters while performing the essential functions of this job. 

J.      While performing the duties of this job, the employee is regularly exposed to moving mechanical parts.  The employee is frequently exposed to outside weather conditions and risk of electrical shock.  The employee is occasionally exposed to high, precarious places; fumes or airborne particles; and toxic or caustic chemicals.  The noise level in the work environment is usually moderate. 

K.      GEOGRAPHIC REQUIREMENT: The employee must live within 30-minutes travel time of primary site of employment. 

L.            AVAILABILITY REQUIREMENT: The employee must be able to respond to on-call emergencies within a thirty minute period as assigned.  Employee may or may not share on-call responsibilities with other employees contingent upon location and availability of human resources.  Employee will be expected to wear a pager, or carry a cell phone, when on-call. 

M.        TOOLS: Employee must own and use a set of hand tools that are in good working condition and applicable to the job. 

N.         UNIFORMS: Employee is required to wear a uniform and identification badge during regular work day.  Identification badges must be worn during all work assignments. 

0.         AVAILABILITY The position requires the ability to work any of the seven days of the week, 52 weeks of the year.  Individuals must be able to consistently work their scheduled hours and, if necessary work overtime hours.  Upon the request of the supervisor, employee must be available to commute to other work sites to perform a similar role.

2.       Tests machinery and equipment. 

3.       Listens for unusual sounds from machines or equipment to detect malfunction and discusses machine operation variations with supervisors or other maintenance workers to diagnose problem or repair machine. 

4.       Dismantles defective machines and equipment and installs new or repaired parts. 

5.       Cleans and lubricates shafts, bearings, gears, and other parts of machinery. 

6.       Installs and repairs electrical apparatus and wiring. 

7.       Prepares vacant units for market rental (includes painting, repairing, & cleaning)

8.       Assembles, installs, and maintains basic plumbing and heating apparatus and/or systems.  Repairs and replaces gauges, valves, pressure regulators, and related equipment. 

9. Repairs, paints, and maintains physical structure of establishment: wall tile, Formica, flooring, sheet rock,

       roofing, concrete, asphalt, gutters & downspouts, appliances, fixtures -- and operate appropriate machinery for the repair of same. 

10. Remove snow and ice, and operate snow blower.

11. Operates cutting torch or welding equipment to cut or join metal parts. 

12. Fabricates and repairs counters, benches, partitions, and other wooden structures.

D.      MATHEMATICAL SKILLS: Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, area, circumference, and volume.  Ability to apply concepts of basic algebra and geometry. 

E.      REASONING ABILITY: Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists.  Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.
