  Property Advisory Group, Inc., directly or through its affiliates, acquires, develops and manages investment grade residential and commercial properties for its own portfolio.  Additionally, it provides investment services for more than 250 clients that involves the monitoring of existing investments and the restructuring of same where required.  The application of sound strategic and financial policies to each property is achieved through a staff of experienced professionals working closely with their on-site counterparts to address each property's specific needs.

  Acquisition and Development: Robert R. Gaudreau, the founder of Property Advisory Group, Inc, directly oversees the acquisition and development arm of the company.  The acquisition and development staff has grown to include 6 full time professionals with extensive experience in real estate development, debt financing, tax equity raise, construction and real estate law.  Utilizing conventional financing, tax credit equity, and tax free exchanges, this team has acquired in excess of 1300 residential units for the company's portfolio.  Mr. Gaudreau's 30 years of experience in both the banking and real estate fields has not only led the company to grow in a changing economy, but should position the company to sustain that growth into the future.

  Property Management: The property management portfolio includes both family and elderly properties, high rise and garden type construction, and both subsidized and conventionally financed units.  The subsidized portion requires interaction with State Housing Agencies, the U.S. Department of Housing and Urban Development, and the Department of Rural Economic Community Development.  As a full service management company, we are responsible for developing the policies and procedures relating to day to day management of the properties and providing financial oversight that ensures the long term viability of each property.

  Under the direction of John Bentz, CPM, a staff of 72 full time employees implements the policies and procedures developed by the management team for each property.  These would include creative marketing strategies to react to changes in the marketplace, capital needs assessments and their implementation, and action plans to address other project specific goals.  Additionally, in concert with the accounting department, the staff generates annual budgets, cash forecasts, and a full range of reporting data on a monthly, quarterly, and annual basis, both for internal purposes and to comply with various governmental regulations.  To maintain the quality of the staff, internal training sessions are conducted and staff members attend various seminars and conferences offered, regionally and nationally.  This commitment to ongoing education and new ideas is essential to staying abreast of the growth the company has experienced and the future growth anticipated.
